COVID-19
Before booking please make sure that you are compliant with all current travel restrictions due to Covid-19. Non compliance will result in cancellation of your booking.

BOOKINGS AND PAYMENTS
Online bookings require full payment of the total amount, plus a €20 one off booking fee for your entire stay.
​
PRICES
Prices are inclusive of electricity, gas, water and the provision of bed linen. Towels are provide but not for the pool, please bring your own pool towels. Use of the electric car charger is allowed and guests will be charged for the amount used.
The Gîte is fully central heated and double glazed but extra heaters can be supplied upon request.

CONTRACT
When you pay online, we will send you a receipt including the details of your holiday. Booking and payment is considered the establishment of a legal contract.
CANCELLATIONS AND REFUNDS
It is recommended that you take out insurance to protect the risk of cancellation from the time of booking and for medical, baggage cover etc. whilst abroad.
In the event you have to cancel your holiday, we will make every effort to re-book the accommodation.
If we are successful, the following cancellation terms apply (less the booking fee)

- More than 1 month before arrival date = Fully refunded (less the booking fee)
- 2 weeks before arrival = 75% refunded (less the booking fee)
- 1 week before arrival = 50% refunded (less the booking fee)
- Less than 1 week = No refund (less the booking fee)

If we are unsuccessful then no refund will be due.
​
We reserve the right to cancel any booking already made should the Gîte facilities become unavailable due to unforeseen circumstances or for reasons beyond our control (storm damage for instance). A full refund of monies including deposit will be made to the guests in these circumstances but we the owners are under no further liability.
​
ARRIVAL AND DEPARTURE
Your Gîte will be available from 2.00 pm on your day of arrival and must be vacated by 10.00 am on your departure day in order to give enough time between clients to ensure that the property is ready .
Please contact us if you wish to arrive at an earlier time than 2.00 pm or later than 8 pm.
We offer a welcome pack on arrival for an extra charge of €40.

DAMAGE DEPOSIT
On arrival you will be asked for a €200 damage deposit. Any damage or excess cleaning will be deducted from this. On departure, after we have inspected your accommodation and facilities your damage deposit will be returned to you. Please let us know if anything gets broken, so we can replace it.

DOGS
We accept a maximum of 2 dogs in the Gîte strictly by prior agreement.
We do not accept Category 1 or 2 dogs, these include Staffordshire and American Staffordshire Terriers (pit bulls), Tosa Inu, Boerbull Mastiff, Rottweiler or XL Bullies (NB Staffordshire Bull Terriers are exempt from the above list).
You must clear up after your dog(s). A poo bin will be provided which must be emptied and disposed of (along with your household waste) at the recycling station at Brecé on departure.

CLEANLINESS /CLEANING
Your Gîte will be cleaned before your arrival. Please leave the Gîte, the outside area and BBQ facilities clean at your departure.
If you require our cleaning services please inform us at the time of your booking or during your stay.
​
PERSONAL BELONGINGS / VALUABLES
We accept no liability for any personal belongings left inside or outside the Gîte at any time. Please let us know if you would like to leave your valuable items in a secure place. We will store these for you at your own risk.

SWIMMING POOL & SPA - OPEN 1st APRIL to 1st OCTOBER
Please ensure that you read the regulations displayed by the pool.
The pool is not life-guarded or supervised, therefore all guests must take responsibility for their safety. The owners cannot be held responsible for their safety.
No diving, no smoking, no glass (plastic glasses are provided in the Gîte). Dogs are allowed to sit around the pool on a lead. A lead hook is provided for extendable leads. Pool towels are not supplied – please bring your own towels.

BICYCLES
Your personal bicycles can be securely stored over night in a safe indoor space. Please bring your own bicycle helmet and other safety accessories.
​
SMOKING
Smoking is not permitted either inside the Gîte or in the covered porch.
Therefore, ashtrays are not provided but you are encouraged to bring your own ashtray should you choose to smoke. Empty your ashtray in the receptacle provided outside so that your ash or the cigarette ends do not go inside the Gîte. At the end of your stay please empty the receptacle provided into a black sack and dispose of it at the recycling centre in Brecé on your way home. In this way the Gîte will be left as fresh for the visitors who come after you as it was when you arrived.

CUSTOMERS’ & GUESTS
If you would like to have guests this should be authorised by the owners by prior arrangement. Guests must register on arrival. If the guests wish to use the leisure facilities there will be a small charge.
The number of guests at the Gîte is not to exceed the maximum number stated on any booking form.
No children can stay at the Gîte under the age of 15.

LIABILITY
We are not liable for any temporary defect or stoppage in supply of public services, loss or damage or injury caused by adverse weather conditions.
​
PARKING
Secure and ample parking is free. We can accommodate motor homes for parking only. Parking your vehicle is at your own risk.
​
FORCE MAJEUR
We are not liable for refunds or expenses you incur in the event we are prevented from fulfilling your booking as a result of circumstances beyond our control. Such circumstances shall include (but will not be limited to) war, terrorism, serious crime, industrial action, flooding, natural disaster, epidemics or such similar events (“Force Majeure”). We recommend that you have adequate holiday insurance in place to cover this.

COMPLAINTS
We will do everything to make sure that you have an enjoyable holiday. In the unfortunate event that a problem arises, please register the problem with us immediately. We will do all reasonable steps to resolve the problem. The owners retain the right to enter the property at any reasonable time to deal with any complaints and to carry out any repairs deemed necessary to the property or equipment. We regret that we will not be able to address any issues raised after your holiday has ended.
